The proposed Amendment applies to approximately 474 hectares of land at Kialla, generally bound by Archer Road to the west, River Road to the south, Doyles Road to the east and the Broken River to the north.
The Amendment proposes to rezone all land in the Rural Living Zone to the Urban Growth Zone to safeguard the area for future development as a strategic residential growth corridor. The Amendment seeks to reduce the minimum lot size for subdivision from eight hectares to a maximum of two hectares, to allow for house excisions, where appropriate. The Amendment also proposes to amend the Municipal Strategic Statement to provide interim guidance for planning permit applications until a Precinct Structure Plan is prepared and implemented.

An Independent Planning Panel was requested to review proposed Amendment C195 to the Greater Shepparton Planning Scheme and all submissions received during exhibition of the Amendment.
