The plan will provide information on appropriate densities for future residential development, identify all infrastructure required to support the development of the land and outline the staging of this infrastructure. This information will be used to guide future rezoning of the land.
Council has allocated funding in 2020/2021 to commence planning and investigation works for the Tatura Structure Plan. To assist in the preparation of the structure plan, Council is preparing a Traffic Impact Assessment (TIA) and an Integrated Water Management Plan (IWMP) for the land. This will be used to determine the level of road and stormwater drainage infrastructure that will be required to support any future residential development. Following this, Council will use this information to prepare a structure plan that will also identify appropriate open space for the future communities that will live here.
A planning scheme amendment will then be prepared to implement the structure plan before land can be rezoned and, subsequently, developed for residential purposes.
Background into the Tatura Structure Plan and why it is being undertaken can be found on the project web page.
