Greater Shepparton City Council has begun preparing a structure plan for land in Tatura that will support the future development and growth of the township in the coming decades
The structure plan will guide the future development of land to north, north-east and east of the township, identified in the Tatura Framework Plan, that guides all future residential development in Tatura.
Development to the south of Tatura is largely prohibited due to proximity to the wastewater treatment facility and to the west due to the presence of the Mosquito Depression. The structure plan will identify all open space, stormwater drainage and transport infrastructure required to support these future communities.
The Shepparton Residential Land Supply & Demand Assessment September 2019 identified an obvious shortage of residential zoned land in Tatura, and concluded that additional residential land supply must be realised in the short-term to support the sustainable growth of the town.
To assist in the preparation of the structure plan, Council has appointed engineers to undertake a Traffic Impact Assessment and an Integrated Water Management Plan for the land, which will be used to determine the level of road and stormwater drainage infrastructure that will be required to support any future residential development. Council will use this information to prepare a structure plan that will also identify appropriate open space to support the future residents of this important residential growth corridor.
Council is undertaking pre-draft consultation with all landowners and occupiers of land within the structure plan area to help inform the preparation of these two reports.
“Greater Shepparton is growing and there is a need to realise additional residential development fronts across the municipality, including our townships. New residential developments in our townships are being designed to complement the existing character of these areas, and to provide new housing options for residents across Greater Shepparton,” Council Director Sustainable Development, Geraldine Christou, said.
"The Tatura Structure Plan will guide the sustainable development of Tatura for the next 30 years and will enable more people to move to our municipality and take advantage of our regional lifestyle. We look forward to hearing the community’s views on these initial steps.”
