Greater Shepparton City Council authorised the release of the draft Tatura Structure Plan for community consultation at the April Ordinary Council Meeting.
The structure plan will guide the future development of land to the north, north-east and east of the township, and support the future development and growth for the township in the coming decades.
The draft structure plan envisages Tatura as a standout regional community that continues to embrace its rich country town character, while progressively providing more housing that is affordable, diverse and sustainable.
New residential development will progressively occur over the next 30 years and meet the anticipated growth of the town to 6,500 residents.
Council has prepared a draft Traffic Impact Assessment and a draft Integrated Water Management Plan to determine the level of road and stormwater drainage infrastructure that will be required to support any future residential development. A draft Ecological Assessment has also been prepared to understand native flora and fauna present within the structure plan area.
The draft Tatura Structure Plan layout has been shaped from the recommendations of the three background reports along with feedback from submissions by landowners, occupiers of land, community members and referral authorities. These submissions were received from pre-draft consultation which took place from July to August 2020.
The draft structure plan layout identifies the anticipated densities for residential development within three precincts and has provided locations for new and upgraded intersections, open space and retarding basins for stormwater drainage.
Walking and cycle paths will interconnect the precincts and link back to the township to ensure a coherent and connected community.
The draft structure plan layout will also seek to ensure the protection of native flora and fauna, with significant patches of grassy woodland set aside as native vegetation reserves.
“The draft Tatura Structure Plan is an important document for Council in helping to guide the future development of Tatura and surrounding areas,” Director Sustainable Development Geraldine Christou said.
“Tatura’s population is anticipated to grow significantly over the coming years and the plan is an essential step in ensuring the town is adequately prepared to support the growth across all areas of the community.”
The draft Tatura Structure Plan will undergo five weeks of community consultation between Monday 3 May 2021 and Monday 7 June 2021. The three draft background reports and the draft structure plan layout will be made available for the community to view. Council encourages landowners and residents in Tatura to make a submission.
