Amendment C198gshe – 100 Ryans Road Dookie

Greater Shepparton City Council (Council) has prepared Amendment C198gshe to the Greater Shepparton Planning Scheme (Planning Scheme).

The amendment proposed rezones 13.45 hectares of land located at 100 Ryans Road, Dookie being Lot 2 on PS712899 and all the land on Certificate of Title Volume 11572 Folio 135X currently zoned Farming Zone to Low Density Residential Zone to facilitate the development of the site for low density residential purposes.

The combined scheme amendment and permit have been approved by the Minister. The amendment was gazetted on 23 October 2025.

The amendment facilitates the orderly expansion of Dookie to the south in accordance with the findings and recommendations of the Greater Shepparton Housing Strategy 2011 (Housing Strategy). The Housing Strategy identifies 100 Ryans Road as potential low density development.

The application is for a permit to subdivide the land into eleven lots.

The applicant for the permit is Chris Smith & Associates Pty Ltd, on behalf of BR Montgomery.
